This Deed made this Seventh day of October in the year of our Lord one thousand and eight hundred and five Between George Parker Son (of Clement) of the parish of Saint George and County of Accomack of the one part and William Thornman of the same place of the other part Witnesseth that the said George for and in consideration of the yearly and other rents and services hereinafter mention received and covenanted to be [-----] and performed by the said William on his part hath demised granted and to farm let and by these presents doth demise grant and to farm let unto the said William, his Executors Administrators and assigns all that messuage tenement and plantation whereon the said William Now resides and which is in his present occupation together with a certain tract or parcel of woodland thereto adjoining to be [-----] of by the said George and William together with all and singular the rights members priviledges and appurtenances thereunto belonging the said demises premises lying & being in the parish and County aforesaid and being part of the tract on which the said George now resides To have and to hold said lands and tenements with the appurtenances to the said William and his assigns from the first day of January Next ensuing the day hereof unto the full and term of ten years thence next ensuing and fully to be completed and ended yealding and paying thereon yearly and every year upon the first day of January in each and every year of said term (except the first year thereof) the sum of twenty four pounds current money of Virginia and the like sum on the last day of said term to the said George and his heirs Executors, Administrators or assigns And the said William on his part doth further Covenant promise and agree with the said George that he the said William will before the end of his said term build or cause to be built on the said demised premises at some convenient time place near where the said William now lives a good framed Dwelling house of good & proper meterels with a brick Welch Chimney and to be compleated in every respect being lathed & Plastered and to be covered with hart Cyprus shingles or hart of pine & if pine to be well tarrd by the said William Which house is to be twenty feet long and eighteen feet Wide, the said William however to have priviledge of getting the limber necessary for said house from any part of said Georges land and the said William doth also further covenant with said George that he the said William will before the end of his said term clear all that field of Woodland hereby demised and reduced to cultivation, he the said William however to have all the wood and timber thereon except so much as may be necessary to inclose the said ground so to be cleared to be disposed of over use and emolument and the said William also further covenants That he will before the end of his said term plant one thousand peach trees on such part of the ground adjoining the present Orchard on said premises as shall be approved of by the John Custis Esquire (BS) and the said George doth on his part agree that the said William shall have priviledge of getting rail timber for the said demised premises during his said term (except for the first year) inclosure of the land so to be cleared and also fire wood for his family's use on any convenient part of the Woodland of the said George, and also the necessary timber for his farming utensils or impliments of husbandey The sd William also agrees to tar the body of the dwelling hose so to be built In Testimony whereof the said George and William have hereunto set their hands and affixed their Seals the day and year first herein written
